Terms of Service

1. Agreement to Terms

By creating an account or otherwise using Reallow ("the Platform"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you may not access or use the Platform.

Reallow connects people who own or manage property with people looking to rent, buy, or move into one — directly, without a traditional agent standing in the middle. Reallow verifies every account and every listing, coordinates every inquiry and inspection, and handles payments as described below.

2. Eligibility

To use Reallow, you must:

• Be at least 18 years of age;
• Have the legal capacity to enter into binding contracts under Nigerian law;
• Not be prohibited from using the Platform under applicable law; and
• Verify your identity with a genuine National Identification Number (NIN) or driver's licence that belongs to you.

3. Account Registration

One Reallow account can both list a property and apply for one — what you can do depends on the action you take, not a fixed category you were sorted into at signup. When you register, you agree to:

• Provide accurate, current, and complete information, including your legal name, contact details, and NIN or driver's licence number;
• Keep your account information up to date;
• Maintain the security of your login credentials and accept responsibility for activity under your account; and
• Notify Reallow immediately of any unauthorized access to your account.

The name on your verified ID, bank account, and profile must all match. Reallow will not release any payment to a name that does not correspond with your verified identity. Each NIN, driver's licence, phone number, and email address may only be linked to one Reallow account.

4. Listings & Verification

Anyone can start a listing free of charge. A listing only becomes visible to other users once Reallow has carried out an in-person verification inspection and approved it — Reallow will not schedule or approve that inspection until the listing owner's own identity has been verified. Reallow may reject or remove a listing at its discretion, including for suspected fraud, inaccurate information, or failed verification.

Applying for a listing, or booking a paid physical inspection, requires your own identity to be verified first.

5. No Direct Contact — Until the Deal Closes

Users do not contact each other directly through Reallow. Every inquiry, application, inspection, negotiation, and signature is coordinated through Reallow, up to and including the point rent or the sale price is paid and access to the property changes hands.

After that point, ongoing interactions between the two parties — renewals, repairs, disputes about the property itself, anything that happens once you've moved in or completed the purchase — are between them. Reallow is not a party to your tenancy or sale and is not liable for what happens between the two of you after handoff.

6. Payments & Fees

All payments made through Reallow — inspection fees, rent, caution fees, estate charges, and Reallow's service charge — are paid into Reallow's own account, never directly into another user's account. Reallow drafts the tenancy agreement itself, at no separate charge. Reallow's service charge is 10% of the annual rent on a tenancy and 5% of the price on a sale; the exact breakdown for a given listing is always shown before you pay anything. Fees are subject to change, and the fee shown at the time of a transaction is the fee that applies to it.

Once rent (or the sale price) has been paid and access to the property has been handed over, that transaction is complete — any further payments or arrangements between the two parties are their own responsibility, not Reallow's. This includes the caution fee on a tenancy: it is collected with the rent and paid to the landlord, and Reallow does not hold it. Whether and how it is returned at the end of the tenancy is between the landlord and the tenant.

7. Prohibited Conduct

You agree not to:

• List or seek properties outside the areas Reallow currently supports;
• Misrepresent your identity, a property, or your relationship to it;
• Attempt to bypass Reallow to contact another user directly before a deal closes;
• Create more than one account, or use another person's identity documents;
• Use information obtained through the Platform for any purpose unrelated to a genuine tenancy or sale; or
• Interfere with or attempt to disrupt the Platform's operation.

8. Reporting & Enforcement

Reallow takes user safety seriously. Any user can report another user or a listing they believe is fraudulent, misleading, or otherwise a problem, directly from that user's or listing's page. Reallow investigates every report.

Reallow reserves the right to suspend or ban any account, and to remove any listing, for misconduct or suspected misconduct, at its sole discretion and without prior notice.

9. Intellectual Property

The Platform, and its branding, design, and underlying software, belong to Reallow and are protected by applicable intellectual property law. Photos, videos, and descriptions you upload for a listing remain yours, but you grant Reallow a license to display them on the Platform for the purpose of marketing that listing.

10. Disclaimers

THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE." Reallow verifies listings and identities on a best-effort basis but does not guarantee the condition of any property or the future conduct of any user.

11. Limitation of Liability

To the maximum extent permitted by law, Reallow's liability arising from your use of the Platform is limited to the fees you have paid Reallow directly, and Reallow is not liable for indirect, incidental, or consequential damages.

12. Indemnification

You agree to indemnify and hold harmless Reallow and its staff from any claim, loss, or expense arising from your use of the Platform or your violation of these Terms.

13. Modifications to Terms

Reallow may update these Terms from time to time. Continued use of Reallow after a change means you accept the updated Terms.

14. Governing Law

These Terms are governed by the laws of the Federal Republic of Nigeria.
